Our Process

When working with Claus F. Rademacher Architects, a clear, concise, step by step process begins from the first meeting to the move-in date.

The site is evaluated for its potential of expansion, renovation and eventual construction. A thorough site survey and analysis, as well as an informative clientele design questionnaire, are conducted from the starting point to ensure a successful design.

A number of schemes are presented enabling the architect to open the client’s to as many design possibilities that exist within the space. One scheme, or a combination is arrived at through floor plan and elevations – becoming the starting point of the design development phase.

The process of board and building engineer reviews, as well as Landmark Preservation Commissions and building departments having jurisdiction, is an important component of the architect’s service. Claus F. Rademacher, Architects prides on persisting to get their designs, layouts and many times “wet over dry” issues cleared with and through the scrutiny of such strict building regulations so common in high-end residential buildings in New York City.

The selection of materials, finishes and fixtures (a.k.a. the fun part) takes place during the review and approval process, making the best use of what could be a lengthy time frame. In this phase, the design is fully developed into a cohesive concept, with 3D visualizations illustrating how all major components—finishes, structural elements, mechanical systems, and lighting—come together. This is also the stage where the project is translated into a complete set of construction documents, providing the foundation for an accurate cost estimate.

Claus F. Rademacher, Architects has a short list of exceptional contractors, some with whom have worked with the firm for over twenty years. The selection of the appropriate contractors for the project is paramount in establishing the right chemistry for each project.
In what becomes the construction phase, a marriage of the owner, architect and builder can be a joyful and exciting process towards the reality of the architectural vision and the client’s dreams.

Claus F. Rademacher, Architects offers Interior Design services on many projects to complete the entire composition of the space. This includes furnishings, upholstery, accessories, floor, window and wall treatments. The consolidation of architectural and interiors is key to a successful, holistic design outcome and finished home.

After the job site becomes a newly designed residence, the service continues with occasional follow-up topics and ongoing maintenance, something more common with the contractors we work with. After all, one can only hope that one good project always leads to the next.
